Limiting tourist places in the Balearic Islands, what does this mean?
The Balearic Islands has decided to fix by law a maximum limit of tourist vacancies, both for hotels and for apartments, houses and tourist apartments. The tourist law approved by the Balearic Government, which already came into force, has decided that Mallorca will have 435,707 vacancies, most of them, 300,127 are for hotels. For the tourist dwellings there will be 92,931, with an additional 42,649 vacancies that can be acquired. This new law also establishes fines of up to 400,000 euros for platforms and owners who offer apartments that are now classified as illegal.
The Minister of Tourism, Biel Barceló, considers that the new law tries to "put order" in the sector, as he affirms that the boom in tourist rentals in recent years has led to a massification of disorderly tourism. In addition, the long-term objective of the Autonomous Executive is to gradually reduce the supply. For Barceló, the new regulations aim to "put an end to speculation" and promote tourism based on "sustainability and responsibility".
Which tourist homes are legal right now in the Balearic Islands?
With the entry into force of the new tourist rental law in the Balearic Islands, it is only allowed to rent to tourists a villa, a detached house or a village house with a tourist license. If you have a property of these characteristics but do not have a license, the Council has already announced that no new licenses will be issued for one year. Therefore, it is illegal to promote your vacation home on a specialized platform. The tourist rental law, obliges vacation rental platforms to include in the advertisement of each property the tourist license number, otherwise, the platform and the owners, could receive a fine of 40,000 to 400,000 euros. Some 30 platforms have already been warned by the Govern about the entry into force of the new legislation. The number of tourist places in the case of Ibiza, is limited to 109,800, 80,143 hotel and 20,657 residential. There will also be a part that can be bought and that in this case amount to 9,000. Finally, Menorca will have 60,117 and Formentera 18,000.
