The phenomenon of vacation rental growth

Renting a room or a second home for days or seasons, is a modality of renting that has many years, it is not new, however, what is surprising is the boom and growth of vacation rentals, especially in Madrid, Barcelona, Mallorca. Today, the autonomous regions legislate on the fly a phenomenon that still awaits regulation, but that does not prevent its growth.

In the last three years, vacation rentals have grown by 74%. At least 1.7 million homes are offered on the major platforms in all communities of the country. From Alquilair, as managers of holiday homes, we have witnessed this growth, the need to help owners along the way because holiday homes are gaining more and more followers every year: eight and a half million travelers living in Spain chose this type of accommodation in the last two years, according to the III Barometer of Holiday Rentals in Spain.

The growth of vacation rentals in Mallorca

Mallorca has more than 10,000 legal holiday homes, registered with the Ministry of Tourism. Faced with the uncertainty of what the tourism law, pending approval in the Balearic Parliament, will bring, the owners have made the registrations skyrocket. Airbnb in the Balearic Islands has generated a turnover of 551 million euros, the owners of the rentals, 24,000 households who shared their homes, have entered 115 million, of which 64 correspond to Mallorca.

The Association of Tourist Apartments and Seasonal Rental Homes in the Balearic Islands (HABTUR) calculates that there is a supply of 45,250 holiday homes, of which 14,145 are regulated and 31,105 are not. The number of vacancies exceeds 183,000, of which 57,000 are registered and 126,000 are not. The president of HABTUR, Juan Estarellas, defends both regulated and unregulated vacation homes as a "democratization of tourism income". HABTUR believes that homes that do not offer services should be able to be rented out for tourism.

What is already clear is that this is a new form of tourism that is here to stay. Vacation homes are increasingly prepared to receive groups of friends, couples, families; they work with flexibility and proximity. In addition, with options for all budgets and in unique spaces and environments, within the everyday life of the city. Because the success of vacation rentals, among other things, lies in the taste of people to know the local experience, to live, even for a few days, as they live in the place of destination, to buy in the neighborhood bakery, to know the area culturally, an experience of vacation homes.
